				<content:encoded><![CDATA[<p>Since January 1st 2009 all commercial buildings being sold or rented in Ireland require a Building Energy Rating (BER).</p>
<h3>When do I need a BER Cert?</h3>
<p>Whereas a BER Cert is only required prior to a sale for an owner occupied property, the occupants of all rented property throughout the country are entitled to be furnished with a BER cert by the building owner.<br />
This means that countless thousands of commercial properties throughout Ireland now require BER certification.</p>
<h3>Commercial BER</h3>
<p>Commercial BER certs are provided by specialist BER assessors who have attained a Non Domestic BER Certification of Level 3 or above from Sustainable Energy Ireland. This is a much more specialised discipline and availability of qualified assessors is much more limited than for domestic assessors.<br />
